What we see in Prince William County homes

Prince William grew fast and it grew recently. Large planned communities from the 1970s through the 2000s dominate, with substantial townhome and attached housing along the I-95 and I-66 corridors, plus continued new construction on the western side of the county toward Gainesville and Haymarket.

1

Polybutylene plumbing in 1978–1995 housing

A meaningful share of Prince William’s housing was built squarely in the polybutylene window. Failure at the fittings is the typical mode, and insurers and lenders sometimes take issue with it.

2

Townhome-specific conditions

Shared walls, shared roof structures, and association-maintained exteriors change what you’re actually responsible for. Water intrusion in attached housing frequently originates in a neighboring unit.

3

First-generation systems on 1990s–2000s builds

Roofs, water heaters, and HVAC from the original build are now at or approaching replacement age across a large portion of the county’s housing.

4

Active new construction

On new builds, a pre-drywall inspection catches framing and rough-in issues while they’re still visible, and an 11-month warranty inspection catches defects while the builder is still on the hook. We do both.

5

Quantico and military relocation

A lot of buyers here are on PCS orders with hard deadlines and VA financing. VA loans commonly require a WDI/termite inspection, which we coordinate through a licensed pest control partner.

6

Deferred maintenance in older Dale City sections

Some of the earliest large-scale development here is now 50+ years old, with the corresponding electrical, roofing, and plumbing considerations.

Drone and thermal imaging, included.

Woodbridge is geographically close to Waldorf, though the Potomac means the drive routes through the Wilson Bridge. It’s inside our standard service area with no travel surcharge.

Drone

Roof scans from the air

Included at no extra cost on every inspection — a clear view of roof and chimney conditions that aren’t visible from a ladder.

IR

Thermal imaging

Included at no extra cost. Infrared scanning catches moisture, insulation gaps, and overheating electrical connections behind finished surfaces.
