Home inspections in Northern Virginia.
Northern Virginia packs several distinct housing markets into a small area — historic Old Town, dense postwar Arlington, and Fairfax County’s enormous range of suburban development.
Communities we serve here.
What we see in Northern Virginia homes
Old Town Alexandria includes genuinely historic 18th and 19th century structures. Arlington is largely built out with 1920s–1950s bungalows, capes, and Colonials, many heavily renovated or replaced with much larger new construction on the same lots. Fairfax County spans everything from 1950s starter subdivisions to 1990s and 2000s development to current infill.
Pop-tops, additions, and full rebuilds
Arlington and inner Fairfax see a lot of expansion on original small lots. Quality varies widely, and the transition between original and new structure is often where problems show up.
Historic construction in Old Town
Very old masonry and timber-frame buildings behave differently than modern construction — different settling patterns, different moisture behavior, and renovation constraints from historic district rules.
Aging postwar systems in Arlington
Original 1940s–50s housing that hasn’t been rebuilt commonly has undersized electrical service, aging supply lines, and roofs and HVAC at or past service life.
Townhouse and condo density
A large share of the Fairfax market is attached housing. Shared walls, shared roofs, and association-maintained components change what’s actually your responsibility — we’ll tell you what we can observe.
1980s–90s Fairfax subdivisions
Polybutylene supply lines, hardboard siding, and first-generation systems reaching end of life are all common in housing from this era.
Pentagon and federal relocation timelines
A lot of buyers here are on tight federal or military timelines. Our same-day digital report keeps your contract moving.
Drone and thermal imaging, included.
We’re licensed in Virginia as well as Maryland and DC, so a single inspector can cover your whole search across the river.
Roof scans from the air
Included at no extra cost on every inspection — a clear view of roof and chimney conditions that aren’t visible from a ladder.
Thermal imaging
Included at no extra cost. Infrared scanning catches moisture, insulation gaps, and overheating electrical connections behind finished surfaces.
Same-day report
Your full digital report the same day, written in plain language — so a tight contract timeline never waits on us.
